SGPA developed multiple master planning options for the 150-acre site, which is bordered by a wetland reserve and the San Francisco Bay.
This new development serves as a southern extension of the existing Pacific Commons retail area. The retail anchors include a food-oriented central plaza, a department store, and a large market. Extensive walking and biking trails now form a network with linear parks that connect the neighborhoods with the existing retail, the wetland reserve, the new 44-acre regional park, and a future ACE commuter rail station. The pedestrian experience is further enhanced with inviting plazas and seating areas that are integrated throughout the retail development. This comprehensive development plan spans 22 acres of lifestyle shopping center, 80 acres of residential area, and 30 acres of Office/R&D areas, alongside a 7-acre Elementary School and 6-acre Auto Dealership. The project includes 420,000 SF of retail space, 1,500 Residential Units, and a 30-Acre Tech Office Campus, as well as an integrated Elementary School, all connected through a local park and trail system.
