Alvarado Gardens, a 100% affordable housing project spanning 4.43 acres in San Pablo, aims to revitalize the heart of the city by replacing the former San Pablo City Hall. The site design prioritizes the preservation and enhancement of public access to adjacent historic buildings, including the Alvarado Adobe, Blume House, Bunk House, and Teixeira House, fostering community connections. The mixed-use project brings new life to San Pablo Avenue by featuring 6,000 square feet of street-level shop and restaurant space, complimented by a charming public plaza with a fountain. Architecturally, it harmonizes with the Alvarado Adobe and incorporates setbacks and varied rooflines to reduce the building’s massing.
The project is crafted to provide a nurturing living space for both individuals and families, with a spacious central private green area that encourages social interaction and connects residents with their natural surroundings. This outdoor area includes a children’s play area, a community hub, seating, canopy trees, and landscaping. Open-air walkways between units and amenities ensure ventilation, a connection to nature, and a strong sense of community. Interior amenities include a large secure bike storage room, a bike repair station, a fitness room, a lounge, a security and manager’s offices, a mail area, meeting rooms, and a large kitchen-equipped meeting room for instructional purposes.
Environmental sustainability is a cornerstone of the development, with plans for an all-electric, net-zero energy structure featuring high-efficiency appliances and HVAC units, and electric heat pump water heaters. It will retain existing carport solar panels and incorporate rooftop solar panels for renewable energy generation. The site design also integrates rain gardens and stormwater planters to responsibly manage and collect stormwater. The central location offers multiple transit options, encouraging reduced single occupancy auto use and a smaller carbon footprint for residents.
