This project comprises 3,000 SF of retail space with covered parking and a podium structure. The total building area encompasses approximately 19,000 SF and is situated on a .28-acre parcel. Given the strict height constraints, the project’s structural system was executed in concrete to maintain minimal floor plate dimensions. The mix of 0ne- and two-bedroom residential units are cleverly stacked two floors above the 3,000 SF corner retail space, resulting in a total of 14 units, three of which are designated as affordable housing. Each unit has its own private balcony so residents can take advantage of the fresh ocean air.
